We will offer a purchase price based on an agreed property value in relation to actual recent good comparable recorded sales or recent mortgage valuations for similar properties nearby. We will not offer you a deal and then amend or reduce the benefit of that offer when the contract is nearing completion and you have little other option available to you. We are aware that some less ethical companies may do this. If an RICS valuation surveyor determines that the current mortgageable value is substantially less than that which we have agreed we may ask to re-negotiate the purchase value based on that figure if the finances will still provide a win/win outcome for both parties.
