How Our Home Rental and Property Management Works like this: -

  • Tenancy applicants make an Initial Enquiry for a Rental Home.

  • Viewing of the property will be conducted only by prior appointment

  • All home tenants complete a rental application form and pay a non-refundable referencing fee of £50 per applicant.

  • We will take up both on-line and specific written as well as verbal financial and personal references. You will be required to sign and agree to this as part of your home renting application.

  • We require references from banking, current and prior employer, current and previous landlords/agency as well as proof of 8 weeks deposit available.

  • We will require sight of at least one photographic ID such as a current passport or photo driving licence as well as a current utility bill or council tax statement for each applicant.

  • We are able to consider LHA and housing benefit tenants subject to status for certain properties.

  • All information is treated in total confidence and is required before we make a tenancy offer decision as to whether you are a suitable tenant for this property and our landlord clients.

  • A guarantor will usually be required from someone who is a property owner and can demonstrate a good credit history and submission of an application form and pay a non-refundable referencing fee of £50 per guarantor applicant.

  • A reservation deposit will be required once the aplication information has been successfully processed subject to occupancy timescales.

  • A full inventory and condition report of the property will be agreed on handover at the beginning and end of every tenancy.

  • All tenancies are covered by 6 month Assured Shorthold Tenancy agreements unless otherwise agreed. A Section21 possession notice will be served, as a matter of company policy to comply with our financial arrangements, as soon as the deposit has been recorded with a suitable recognised scheme.

  • Deposits and the first months rent will be payable in sufficient time for the funds to be cleared into our current account prior to occupancy.

  • Deposits will be protected in accordance with the current government legislation at the time of taking out the Rental Agreement

  • We may consider other agreements subject to the type of property being rented and the intended occupancy, especially where it is a Multilet or a House of Multiple Occupation is concerned (HMO).

  • All properties let by us will have current gas safe certificates as appropriate.

  • All properties will have current EPC certificates.

  • We always endeavour to present our rental properties in the best possible condition with uniform colour schemes for ease of management. Any changes made to this must be returned to the original colour scheme and finishes by the tenants prior to vacating a property. Decoration may be permitted by agreement in writing.

  • Periodic visits will be made to inspect our rental properties to ensure that you enjoy the hassle free use of the rented home.
